Apartments with 2 private rooms, 1 bathroom, kitchen and living room:

Ancillary expenses for the academic year 2026-2027 amount to CHF 118.- monthly.
The flat rate for electricity for the academic year 2026-2027 amounts to CHF 15.70 monthly.
STANDARD CONDITIONS & DISCOUNTS:
the indicated prices are for the standard contract with semi-annual prepayment.
In case of 1-year prepayment, a 6% discount is applied to the room cost and expenses.
In case of 2-year prepayment, an 8% discount is applied to the room cost and expenses.
Parking Spaces
Contract Duration
Our contracts have a fixed duration of one, two, or three years.
The start and end of the contract coincide with the academic year of the Università della Svizzera italiana (USI) or the Scuola Universitaria Professionale della Svizzera italiana (SUPSI).
The academic year usually starts in mid-September each year.
In special cases, exceptions are possible regarding the contract duration or the start and end dates.
Payment Methods
The standard contract requires semi-annual prepayment, with the first payment at contract signing and the second in February.
Discounts are available for prepayment of longer periods.
The following discounts apply:
- If you prepay the entire year at contract signing, you receive a 6% discount on the accommodation price and expenses.
- If you prepay 2 years at contract signing, you receive an 8% discount on the accommodation price and expenses.
Booking Methods
If interested, to definitively book the accommodation, you must request the registration form by email and pay CHF 2,500 to our bank account.
This amount serves as a down payment for the accommodation or as a penalty in case of cancellation.
General Information and Expenses
The price and expenses include:
- High-speed Wi-Fi internet connection (fiber optic)
- Use of bed linen (pillow, duvet, sheets, etc.), towels, and kitchen utensils (dishes, cutlery, pots and pans, etc.)
- Furniture and furnishings of the accommodation
- Heating
- Hot and cold water
The accommodations feature:
- Kitchen with glass-ceramic hob, dishwasher, fridge, oven, etc.
- Bathroom with shower, sink, and toilet.
- Heating with adjustable radiators.
- Bed, desk, chairs, table, built-in wardrobe, chest of drawers, lamps, etc.
- Soundproof windows (double low-emission glass).
Ancillary expenses are flat-rate; there is no final settlement to pay at the end of your stay.
Administrative fees amount to CHF 137.- per year and the flat-rate cost for maintenance, final cleaning, and restoration of the accommodation amounts to CHF 285.- (one-off at the end of your stay). For multi-year stays, this cost is charged only once at the end of the stay.
The contract setup fees amount to CHF 50.-
The furniture deposit / expenses advance is CHF 1000.- and the key deposit is CHF 50.- per key.
The balance of these amounts is refunded at the end of your stay.
You can also request weekly, bi-weekly, or monthly cleaning of the accommodation and/or linen and towel changes (these services are not included and must be paid for separately, according to your needs).

Use of appliances
The apartments are prepared for the installation of washing machines and dryers. Guests can request to install their own appliances.
The administration provides used washing machines free of charge, without however assuming responsibility for breakdowns and/or malfunctions. In such cases, any repairs remain entirely at the guests' expense, who must independently arrange for specialized companies to intervene.
Both in the case of private appliances and appliances provided by the administration, ordinary and extraordinary maintenance costs remain exclusively at the guests' expense.
